The data used in these profitability analyses are taken directly from submissions by the Trustees’ real estate analyst, Jack Freeman of Freeman Frazier Assoc. The Freeman assumptions, data, and methods have been shown by opposition submissions to be distorted to ‘prove’ that the commercial real estate development proposed by this non-profit organization is unprofitable under existing zoning.
Nevertheless, using even the Freeman distorted figures, the simple, obvious, straight-forward analysis above shows very profitable developments. Use the links on the CSI Issues page to material explaining the issues in more detail.

The above analyses have used only parameters and income and expense numbers provided in several CSI presentations.
Opposition submissions have shown convincingly that those figures are distorted in order to produce misleading conclusions.
